The strength of a high-rise lies in its invisible nervous system “The success of any modern high-rise building project depends on the strength of its invisible nervous system, the MEPF systems.”

INDUSTRY SPEAKS | MEP

As urban development continues to push buildings vertically, the role of MEPF systems has evolved from being purely functional to becoming a key determinant of a building’s overall performance. PDS MEP’s Jaganraj explains how an innovative and well-coordinated MEPF design is not just a supporting element but a driving force behind the liveability and long-term success of tall buildings.

What are the challenges associated with retrofitting MEP systems in existing high-rise buildings, and what are your solutions to overcome them?

High-rise retrofitting presents several challenges, including limited service space & infrastructure, and the need to minimise disturbance to occupants. Many older buildings were designed without anticipating today’s high energy-efficiency, safety, and digital connectivity standards, making upgrades both technically complex and logistically sensitive.

To address these challenges, our approach begins with a comprehensive audit to document existing conditions thoroughly.

We leverage Building Information Modelling (BIM) to simulate and coordinate new systems within tight spaces, preventing clashes with existing services. Wherever feasible, we use modular systems to accelerate installation and reduce on-site disruption. We schedule the execution phases strategically, often during off-peak hours, with close coordination among infrastructure teams, facility management, and MEPF service providers.

Can you share insights on the local and international regulations governing the design and operation of MEP systems in high-rise buildings?

Compliance with both local and international codes is fundamental to delivering reliable and safe MEPF designs. In India, we adhere to the National Building Code (NBC 2016), local fire authority regulations, the Energy Conservation Building Code (ECBC), and ISHRAE standards to ensure safety, performance, and energy efficiency.

On the global stage, standards like ASHRAE and NFPA guide our design principles. These frameworks not only establish safety and performance benchmarks but also promote sustainable practices. This enables us to integrate green technologies such as energy recovery systems, energy recovery ventilation (ERV), low-flow plumbing fixtures, and intelligent lighting controls, aligning our projects with internationally recognised green building certifications such as LEED, EDGE, IGBC, and GRIHA.

What are the key design considerations to ensure smoke control in high rises?

Our smoke control strategy combines stairwell pressurisation, mechanical ventilation, zoning, and automated demand control ventilation systems to maintain the integrity of escape routes and limit smoke migration.

A critical element is maintaining appropriate pressure differentials between zones to prevent the spread of smoke during emergencies.

We employ Computational Fluid Dynamics (CFD) simulations in the design phase to accurately predict smoke behaviour and optimise airflow, ensuring the system performs reliably under real-world conditions.

There is a pressing need to raise awareness among builders and developers about the importance of robust fire safety systems. Organisations such as ASHRAE, FSAI, FOCUS, ISHRAE, and NFE are doing excellent work to promote fire safety education and ensure that the right systems are specified and implemented.

How is technology enhancing the safety and efficiency of MEP services in high rises?

The integration of IoT, AI, and smart building technology has transformed MEP operations. Real-time monitoring through sensors facilitates predictive maintenance, reducing downtime and improving energy efficiency. Tools such as digital twins and cloud-based maintenance platforms enable continuous performance monitoring throughout a building’s lifecycle, ensuring systems remain safe, efficient, and adaptable to evolving needs.

At PDS MEP, we view these technological advancements as transformative, moving beyond mere tools into a new era of intelligent building management where safety, sustainability, and occupant comfort are interconnected.
